The Heartland Association of Realtors released data from Brown County real estate sales in January 2023.  While real estate sales were good, they did cool off a bit compared to January 2022, reflecting the national trend.  Some of the highlights:

Median Sales Price:  $180,250.  Down 8.7% vs. January 2022

Number of Closed Sales:  22.  Same as January 2022

Active Listings:  139.  Up 80.5%

Months of Inventory:  3.6.  Up from 2.0 in January 2022

Median Price per Square Foot:  $105.53

Median Home Size:  1,435 square feet

Median Year Built:  1982

Closing Price/Original List Price:  88.6%

Days on Market:  57

Days to Close:  39

Total Days:  96.  21 days fewer than January 2022

The distribution of selling prices in January 2023 was as follows:

$0 – 99,999:  31.8%

$100,000-199,999:  22.7%

$200,000 – 299,999:  18.2%

$300,000 – 399,999:  9.1%

$400,000 – 499,999:  -0-

$500,000 – 749,999:  13.6%

$750,000 and over:  4.6%
