The number of real estate sales in August was down from August 2024, according to information released this week by the Heartland Association of Realtors.  The median price per square foot was down slightly, while the total price of houses sold was up, due to larger houses being sold this year.  Details below.

Median Price:  $228, 750 – up 17.3%

Median Price per Square Foot:  $123.57 – down 1.0%

Active Listings:  246 – up 29.5%

Months of Inventory:  7.2 – up 1.8 months

Days on Market:  67 – up 14 days

Days to Close:  32 – up 7 days

Total Days:  99 – up 21 days

Median Home Size Sold:  1,430 square feet

Median Year Built:  1980

Closing Price/Original List Price:  91.8%

Price Distribution:

less than $100,000:  13.2%

$100,000 – 199,999:  34.2%

$200,000 – 299,999:  29.0%

$300,000 – 399,999:  7.9%

$400,000 – 499,999:  10.5%

$500,000 and above:  5.2%
