The number of home sales in Brown County was up in February, compared to February 2024, according to data released this week by the Heartland Association of Realtors.  The median sales price was also up, even though the median price per square foot was slightly lower.  Details below.

Closed Sales:  27 – up 17.4% vs. February 2024

Median Sales Price:  $242,000 – up 10.5%

Median Price per Square Foot:  $148.47 – down 3.9%

Active Listings:  182 – up 9.0%

Months of Inventory:  5.5 – 0.9 month higher than February 2024

Days on Market:  85 – up 10 days

Days to Close:  35 – down 15 days

Total Days:  120 – down 5 days

Median Home Size:  1,671 square feet

Median Year Built:  2002

Closing Price/Original Listing Price:  91.8%

Sales Price Distribution:

less than $100,000:  7.7%

$100,000 – 199,999:  23.1%

$200,000 – 299,999:  34.6%

$300,000 – 399,999:  19.2%

$400,000 – 499,999:  3.9%

$500,000 and higher:  11.6%
