Real Estate Prices Up, Sales Down in December and 2024 Annual

Brown County real estate prices were up in both December and in 2024 total, while the number of sales was lower, according to information released today by the Heartland Association of Realtors.  Also in both cases the number of homes listed for sale was higher, and the number of days on market was higher.  Details below.

December 2024

Median Price:  $210,000 – up 16.7% vs. December 2023

Median Price per Square Foot:  $131.64 – up 6.0%

Closed Sales:  26 – down 16.1%

Active Listings:  166 – up 23.0%

Months of Inventory: 5.0 – up 1.3 months

Days on Market: 93 – up 24 days

Days to Close:  35 – down 3 days

Total Days:  128 – up 21 days

Median Home Size:  1,629 square feet

Median Year Built: 1988

Closing Price/Original Listing Price:  91.6%

Price Distribution

less than $100,000:  3.9%

$100,000 – 199,999: 42.3%

$200,000 – 299,999: 30.8%

$300,000 – 399,999: 15.4%

$400,000 – 499,999: -0-

$500,000 and above: 7.8%

2024 Annual

Median Price:  $210,000 – up 8.3% vs. 2023

Median Price per Square Foot: $133.54 – up 7.7%

Closed Sales:  298 – down 8.3%

Active Listings: 185 – up 26.7%

Months of Inventory: 5.0 – up 1.3 months

Days on Market: 69 – up 7 days

Days to Close:  33 – down 1 day

Total Days: 102 – up 6 days

Median Home Size: 1,602 square feet
