Real Estate Prices and Sales Up in December

The real estate market in Brown County finished strong in December, according to statistics released today by the Heartland Association of Realtors.  Total number of closed sales and sales prices both enjoyed healthy increases, compared to December 2022.  Statistics for the total year 2023 were also released, again showing a nice increase in sales prices, but a small decrease in number of sales, compared to 2022.  Details below.

Closed Sales:  31, up 19.2% vs. December 2022

Median Price:  $180,000, up 20.8%

Median Price per Square Foot:  $124.81, up 7.3%

Days on Market:  65, up 12 days

Days to Close:  39, up 2 days

Total Days:  104, up 14 days

Active Listings:  138, up 13.1%

Months of Inventory:  3.8, up 0.6 months

Median Home Size: 1,652 square feet

Median Year Built:  1987

Closing Price/Original Listing Price:  90.9%

Sales Price Distribution:

<$100,000:  6.7%

$100,000 – 199,999:  50.0%

$200,000 – 299,999:  13.3%

$300,000 – 399,999:  10.0%

$400,000 – 499,999:  3.3%

$500,000 and above:  16.6%

Median Price:  $194,000, up 14.1%

Months of Inventory:  3.8, up 0.6 months
