The real estate market was strong in October, according to figures released this week by the Heartland Association of Realtors.  The number of houses sold and the price per square foot were both higher than October 2022.  The median sales price was down slightly, due to fewer homes sold in the higher price brackets.  Details below.

Median price: $155,000 (down 0.5%)

Median price per square foot: $121.36 (up 4.0%)

Closing price/Original List Price: 92.6%

Median home size: 1,360 square feet

Active Listings: 156 (up 19.1%)

Months of Inventory: 4.3 (up 1.0 month)

Average Days on Market: 56 (up 8 days)

Average Days to Close: 33 (up 5 days)

Total Days: 89 (up 13 days)

less than $100,000:  14.7%

$100,000 – 199,999:  64.7%

$200,000 – 299,999:  8.8%

$300,000 – 399,999:  5.9%
