Staging to Sell

ReneFaubionIn today’s market you have to be on top of your game and take a more pro-active approach to preparing your home to sell.  Staging broadens the appeal of a home by showing off the features of the home.

Don’t confuse staging with decorating or interior design. There are similarities, however interior design personalizes your home to fit your personality and lifestyle, and staging “de-personalizes” or neutralizes the house, so that a potential buyer can mentally move into the property.  If a buyer can’t see themselves living in a space, they will walk away.  Staging is about neutralizing the property and accentuating its selling features.

Staging is essentially a marketing tool for selling a house.

Style that is too personal or specific can limit your potential buyers.  Buyers will sometimes feel like they are invading, and may have difficulty separating the property from the personality of the owners or décor of the property.

Bottom line is when you sell your home, you are selling floor space and wall space, and you want to show off the house, not the things inside.  Almost every home, regardless of price, condition or location can benefit from professional staging.

Some things you need to consider when you are getting ready to put your house on the market.

  1. Color – Keep it neutral. Paint is one of the cheapest things you can do, that make the biggest impact.
  2. Clean – a clean house shows better
  3. Clear away all unnecessary objects throughout the house
  4. Clear off kitchen countertops, refrigerator, and kitchen table.
  5. Remove all unnecessary items in bathrooms, and keep counters, tubs and showers and back of commode cleared off
  6. Take down personal pictures
  7. Clean carpets
  8. Clean windows
  9. Eliminate any odors
  10. Clean the fireplace
